Scottsdale, AZ - October 24, 2006 - With the creation of numerous technologies designed to disintermediate the real estate agent, the multi-family market is often overlooked. Dr. Danielle Babb, author of the book Commissions at Risk: A Real Estate Professionals Guide to Beating Online Competition (October 2006) presented a keynote speech to hundreds of professionals in the multi-family sector on how to use technology to beat their competition.
While the focus of the book is on the residential market and beating flat-fee and low-cost brokers by re-thinking their business from a web-enabled traditional model to a fully web-based version, the multi-family industry is also being hit by sites like rentometer.com and Google's new Google Base coupled with keyword searches for apartments that instantly allow individuals to compare rents, blogs to spread good and (primarily) bad news, and the general feeling of helplessness by many in the multi-family business to combat this growing problem. Yet this sector isn't helpless in their battle for market share and for positive publicity - in fact several tools - if used properly, can create fully qualified leads online - enough to fill their vacancies and more.
There are several factors in play here, including demographics, comfort with web security based on age and experience, a growing disparity between the needs of Gen-X and Y individuals and baby boomers, and the inability to keep up with the growing demand for web services. Dr. Dani Babb talked about all of these issues and more at the conference and has helped to educate this particular market.
