Press Release Summary = Buy-to-let mortgage holders could be in for a rough time as the growth in demand for rental property shows signs of slowing.
Press Release Body = In its latest residential lettings survey, the Royal Institution of Chartered Surveyors (Rics) reported that demand for lettings grew in the first quarter at its slowest rate since the beginning of 2005.
Just 16 per cent of surveyors said they had seen an increase in demand for rental property in April, Rics said, compared with 28 per cent of surveyors in January.
Various causes for the drop-off in demand were suggested, including recent increases in rents prompted by increases in interest rates, and a move by many renters to buy in to the property market instead.
Mark Wilson, a letting agent based in London, said that the increased rents now being demanded by landlords was the biggest threat to the buy-to-let industry.
\"Our market has slowed over the past months, as a result of fewer enquiries,\" he admitted.
\"Can the market sustain the rent hikes? We will need to wait and see.\"
Julian King, director of National Homebuyers says: \"Lenders are designing the financial problems that landlords will face.
\"100 per cent mortgages could be disastrous for the novice landlord, forcing them to part with their entire rental income to the lender each month.
\"This leaves the landlord wide open to payment arrears if there are problems with rent collection.
\"Landlords who are facing or forecast facing problems paying their lender should keep National Homebuyers in mind to solve their problems before they escalate out of control.\"
