Press Release Body: The Greater Hyderabad Municipal Corporation (GHMC) has silently enhanced all fees pertaining to building permissions, layout permission, betterment charges and other necessary fees with immediate effect. Though the circular was issued to collect the new tariff from applicants from July 1, the town planning authorities did not make it public. They had also not bothered to post it on the corporation website or issue a press release to inform the public through the media about the new rates.
The GHMC has rationalised building and layout fees by issuing order UO Note No. 672/TPS/GHMC/HO/99-08/2112. In simple words, people who want to construct a house or a building in the GHMC limits, including surrounding circles, will have to pay fee as per the new tariff which has come into effect on July 1. In the former surrounding municipalities, residents used to pay less fee than the erstwhile Municipal Corporation of Hyderabad area rates as they were not 'developed\'. Now, they will have to shell out the fee on a par with former MCH area. Ironically, the proposal to hike the tariff was cleared by the GHMC standing committee and general body on June 30 and came into effect the very next day.
For getting permission to construct or reconstruct residential buildings in plot size between 501 and 750 square metres, people have to pay Rs 70 per sq metre built up area instead of the existing Rs 55 and for above 750 sq metres plot area construction, the fee is Rs 80 which was Rs 55 until now. High-rise builders will have to shell out Rs 100 per sq metre. Up to 200 sq metres plot area and up to 500 sq metres, plot owners have to remit Rs 10 and Rs 50 per sq metres respectively to the corporation.
For commercial buildings, the minimum rate is Rs 50 and maximum Rs 150, whereas the existing rate is Rs 99. Betterment charges for built up area have been increased with an eye on more revenue. For individual residential building, the rate would be Rs 100 instead of the earlier Rs 86. For commercial, institutional or for all non-high rise buildings, the betterment charges are Rs 175 per sq metres and Rs 225 for high-rise commercial buildings. In case of layout permission for residential purpose, the rate has been increased to Rs 15 from the existing Rs 10. Non-residential layout developers have to pay Rs 20 per sq metre from the existing Rs 10 to Rs 15. While the minimum fee is Rs 5,000 for residential layouts, it is Rs 7,500 for non-residential layouts.
Betterment charges for internal amenities, works and lung spaces, arterial roads in layouts, the town planning will charge Rs 125 per sq metre area instead of Rs 86 for residential purpose. For Banjara Hills and Jubilee Hills, the charges would be Rs 175, while it was Rs 107.50 for residential buildings. The rates will be Rs 175 for others areas and Rs 225 for commercial buildings in other areas and Banjara Hills and Jubilee Hills respectively. The GHMC officials said vacant land tax would be collected at the rate of 0.50 per cent on prevailing registration value and 8 per cent library cess on vacant land tax...........
