Lance Edwards explains the four exit strategies which include, sell and cash out, refinancing, selling with a 1031 exchange, and wholesaling. With sell and cash out the investor sells the property and takes the cash. Refinancing allows the investor to borrow cash from the equity in the property. Selling with a 1031 exchange allows the investor to sell the property and apply the cash out to another property purchase which eliminates any tax implications associated with the sale of that particular property. Wholesaling a property is another exit strategy investors should consider. Wholesaling allows the investor to sell the property at a discounted price.
