Build Restrictions Residential land plots are subject to a range of build restrictions in order to minimise Sitara's footprint on the land. All proposed villas must comply with village aesthetics and be approved by Greencore. All houses must collect and provide water retainment systems.
Eco-Features Sitara Village has employed rigorous construction and environmental policies. Only 15% of total Sitara land has plans to be built upon. This conforms to Greencore's responsibility practices in preserving Thong Nai Pan and it's beauty. Energy efficiency of villas are provided by insulated cavity walling, shade maximisation features and solar energy systems. On-site organic farm will provide fresh organic produce to villas and act as an educational facility to all.
Wall Construction- Sitara Villas will be constructed using a thermal block insulated cavity wall. This will help to keep temperatures in the villas minimal, reducing air conditioning costs and energy consumption. Private residential builds will also be encouraged to use these methods in order to benefit from lower electricity bills.
Recycled Plastic- Decking areas shall use a combination of recycled plastic and reclaimed timber. This has environmental benefits as well as being a long lasting, maintenance free alternative.
Solar Energy- All villas and common buildings in Sitara Village will be equipped with solar panels. Solar energy gained all year round can be used in conjunction with the mains power. As all villas will not be occupied at all times, unused energy is transferred to where it is needed within Sitara. All residential land owners are also strongly recommended to use solar panels on any builds.
Reservoirs- Sitara Village will have a self sufficient water supply, provided by three reservoirs. These reservoirs have been carefully designed to collect water from existing Klongs (natural creeks), land contours and also roads and drains in order to maximize water collection. The reservoirs will be introduced to a variety of local fish and plant life. This not only adds to the aesthetics of the village but helps keep water at a healthier PH level and provides a source of fresh fish to Sitara restaurants.
Effective Microorganisms (EM)-EM is a combination of three natural bacteria: phototrophic, lactic acid and yeast. 80% of bacteria is considered "opportunistic", which can be persuaded to act at positive levels to aid Sitara Village in reducing reservoir algae, maintaining nitrate, nitrite and PH levels optimal, and keeping fish and plants healthy. The organic farm will benefit from the use of EM through enriching soil and aiding vegetation growth.
Effective Microorganisms can also be used in the grey water recycling and septic systems to reduce odours and harmful bacteria.
Grey Water Recycling- In keeping with the environmentally responsible nature of Sitara Village, waste water from the clubhouse, villas, etc. will be sent through a purification system and reused for irrigation of landscapes.
The Quad Shop-Sitara Village quad shop aims to prevent any environmental damage to the Village,by providing an indoor cleaning booth with a grease trap, which will collect and deposit into a septic tank to be broken down and finally taken away to be safely disposed of.
Sidewalks- Designated sidewalk/bicycle paths will be built throughout the Village to provide a safe, scenic and healthy route around the local area.
Villa Orientation- The site of each plot and its villa has been individually analysed and tweaked in order to gain the full benefit of factors such as privacy, solar movement and views.
Landscaping Sitara Village is professionally designed by Ixora (http://www.ixoradesign.com )and shall be extensively landscaped using a mixture of palms and other local species, enabling villagers to really feel as though they are really 'living with nature'. Each plot must have a minimum of four house height trees. The natural landscape will be heavily featured, such as incorporating impressive granite boulders into a stunning swimming pool or a lounge area.

Sitara Village Educational Facility A community/learning centre shall be placed at the heart of the village to foster community spirit, act as a platform for creativity and a place for all to learn about the importance of looking after the future now. Villagers will be encouraged to participate in community projects, and be involved in environmental awareness, organic farming techniques, language classes, and arts and crafts.
Organic Farm-Café The Organic Farm-café will be both a restaurant which serves healthy locally grown organic produce and function as an educational facility.
Management of Sitara Village A key concern of Green Core is that Sitara Village is well maintained and that owners are not overcharged for the service. In order to ensure that this happens, Green Core has employed consultants Green Island Leisure to assist them in setting up a not-for-profit organization responsible for managing Sitara Village. This organisation will be known as the Village Services Foundation and will be run by a management committee. Committee members will include villa owners to ensure that the Village Services Foundation always acts in the best interest of owners.
Villager's will receive an annual service charge known as the Village Charge in return for maintenance services in the common parts of Sitara Village and the provision of other services such as security. Any surplus monies collected through the Village Charge will be used to reduce bills for the following year. In addition to providing services to owners, the Village Services Foundation will also work to benefit the local community and protect the environment.
The Village Services Foundation will manage the Sitara Village education facility and organize educational programmes for the local community. The Foundation will also act as a fund raising body sponsoring local community events and charitable programmes.
