GMAC Real Estate to the growing database of real estate professionals choosing to
incorporate IDX Broker software into the MLS search function of their website. Led
by Owner Jeff Foster, the Advantage GMAC team in Moses Lake, Wash. can now connect
their clients to thousands of property listings from the Northwest MLS (NWMLS). The
innovative Internet Data Exchange (IDX) technology is able to extract raw listing
data from NWMLS and format it to be displayed as a seamlessly integrated part of the
GMAC site.

Visitors to the Advantage GMAC site can use custom categories to search the
properties on NWMLS and help narrow down their results. Foster has chosen to include
categories such as neighborhood, pool, fireplaces, heating and cooling, roof, view,
and waterfront. Clients searching the site can choose to save their search criteria
and receive automatic email updates when properties matching their specifications
become available on NWMLS.

Using IDX Broker, Foster is able to create custom XML codes for his listings in
order to syndicate them to all the popular real estate search sites. This custom IDX
solution gives Foster the control to edit the content that is displayed on his
website as well as the look of his site by allowing him to edit his custom CSS and
HTML wrappers via an administrative log-in page. Other advantages to this
administrative area include a lead management section where Foster can assign new
leads to individual agents as well as view detailed traffic reports with statistics
on which pages of his site are being visited most frequently.
